As the residential real estate housing market continues its’ high demand, higher prices, and low inventory, recreational land buyers are hesitant to purchase property in fear of paying too much. While rural land that has a higher and better use (HBU) is seeing higher prices as developers and home builders are looking for sites for their next project, rural land prices outside of the wave of development have remained relatively the same over the last year.
While there are places in Georgia where the asking prices for rural land have gone up, not all of these properties are selling. With the recent lumber prices skyrocketing at the local retail stores, these increases have not reached the timberland owner and therefore, timberland prices have not increased. No, you will not find the deals from 2010 after the recession but you will find fair pricing if you know where to look.
